What services does SMAART Loans offer?

SBA 7(a) and 504 loan packaging, business lines of credit, working capital loans, equipment financing, invoice factoring, commercial real estate loans, commercial construction loans and loan package preparation. One team handles the whole financing process, not just one product.

Is SMAART Loans a lender?

No. SMAART Loans is a division of SMAART Company that prepares, packages and places financing applications with banks, SBA preferred lenders and alternative funders. We do not issue loans, and we never guarantee approval, rate or terms.

How much do your services cost?

We quote a fixed engagement fee up front based on the complexity of the loan package, no hourly meter and no surprise invoice at closing. The initial consultation is free, and you'll have a transparent quote before any work begins.

Why would clean bookkeeping matter to my loan application?

Lenders price risk. Financials that reconcile cleanly, with no unexplained gaps between tax returns and internal statements, read as lower risk. Because SMAART also provides accounting, the books behind your loan package can be built clean from the start.

Do you work with businesses outside of Florida?

Yes. We're headquartered in Fort Lauderdale, FL, but work with businesses in all 50 states and abroad, fully remote through our encrypted client portal, or in person by appointment.

What's the difference between packaging a loan and simply applying for one?

Applying is submitting what you already have. Packaging is the work that shapes how a lender reads it: financial statement cleanup, cash flow projections, a business narrative and use-of-proceeds documentation built to the standard an underwriter expects. We do the packaging, so the application that lands on a lender's desk is the strongest version of your file.

How much difference does a well-packaged file actually make?

It varies by lender and loan type, but a clean, consistent package is the single biggest lever on approval speed and terms. Lenders price risk, and a file with reconciled financials and a clear narrative reads as lower risk than the same numbers presented inconsistently. We show you what your package looks like before it goes to a lender, so there are no surprises mid-underwriting.

I just started a business. When should I start building financing readiness?

As early as possible. The entity structure and bookkeeping decisions you make in year one shape how lenders view your file for years. Do you handle complex files, multiple entities, or real estate holdings?

Can you help if a bank already declined my loan?

Yes. A decline from one lender doesn't end the process, it's information. We review why the file was declined, address what we can, and identify the lenders and loan types more likely to approve your specific situation, including alternative funders when a conventional bank isn't the right fit.

My credit or financials have some challenges. What are my options?

More than you'd think. SBA loans, invoice factoring, alternative funders and revised financing structures are all on the table depending on your situation. We assess which path realistically improves your odds and help you present the strongest possible file given where your business stands today.

A lender sent an underwriting request. What do I do?

Don't scramble, and don't respond piecemeal. Most underwriting requests are routine, but the documentation and the deadline matter. Send it to us before you reply. We'll tell you exactly what's being asked, what's actually at stake, and help you respond so a routine request doesn't stall your file.
