How long does an SBA loan actually take to close?

Is the loan money coming from the government?
No. The loan is issued and funded by a commercial bank. The Small Business Administration guarantees roughly 75 percent of it to that bank, which is why the bank can approve terms it would not offer on a conventional loan.
How much down payment do I actually need?
SBA 7(a) loans for business acquisitions typically require 10 percent down. SBA 504 real estate loans require 10 percent down with a 40 percent SBA-guaranteed second behind a conventional first mortgage. Strong collateral or an experienced ownership team can lower that further; we scope your exact number in the first call.
What's the difference between SBA 7(a) and SBA 504?
7(a) is the general-purpose SBA loan, used for acquisitions, working capital, equipment and partner buyouts, with amortizations up to 10 years on non-real-estate use. 504 is built specifically for owner-occupied commercial real estate and major equipment, with amortizations up to 25 years and a lower blended rate.
